Hello, my fellow IRA banker friends in Georgia. My name is Patrice Konarik of Sunwest Training Corp. You may remember me from my 28 years of providing live IRA training seminars in Georgia through the Georgia Bankers Association. As many of you may know, I sold the live training part of my business to my friends and associates at Convergent RPS last year. I had several companies who were interested in purchasing my company, but I wanted to hand it off to an organization who would maintain the high quality of IRA training I have provided over the years.
I have had a wonderful partnership with Convergent RPS for the last 8 years marketing their IRAstuff.com web portal and consulting services. They were always my support system when I had an IRA question. Loni Porta, who is scheduled to provide the training in Georgia this year is very much an IRA expert. Breaking into Banking 201 – Analyzing Repayment Sources Webinar - March 27, Zoom
This 9-module online course is a “sequel” to the 101 course and is best taken after completion of that course, though it is not a prerequisite. The 201 course includes a case study and dives deeper into topics covered in modules 4, 6, and 8 of the 101 course: analyzing a borrower’s balance sheet, income statement, collateral, and risk ratings. Personal Cash Flow Analysis Seminar - March 5, Middle Georgia State University, Macon
Gain a comprehensive understanding of how to analyze personal cash flow and personal tax returns with this in-depth seminar taught by Shannon Fortson of Pinnacle Bank. Our training will assist bankers who originate consumer loans, as well as commercial bankers and underwriters who want to get a clear picture of a guarantor's cash flow. By combining lecture and casework, participants will learn how to calculate sources and uses of personal cash flow and any remaining cash flow to support additional debt. The training will also help identify the availability of excess personal cash flow that could be available to provide additional support to related borrowing requests. Loan Documentation Seminar - March 6, Middle Georgia State University, Macon
Prevention of loan losses through the implementation of proper loan structuring and documentation techniques is the objective of this seminar taught by Pinnacle Bank’s Shannon Fortson. Topics include:
  • The purpose of documentation and the 10 most common problems
  • Identifying the borrower: Using the correct name, identifying the legal entity, who is authorized to represent the legal entity, verify the information, is the entity legally permitted to conduct business?
  • Identifying the collateral: Who owns it, where is it located, what is its value, does the borrower have a legal right to pledge it?
  • Evidencing the debt: Create a mutual understanding of the loan, how much money will be borrowed, how and when will it be repaid, what happens if the client defaults?
  • Attaching and perfecting the collateral: Generate security interest in collateral, public notification of the security interest.
  • Real estate specifics: Basics of documentation, FDICIA, appraisal review checklist, importance of flood certificates, notices and disclosures.
  • Residential construction lending: Builder’s application, construction loan agreement, disbursement election form, owner’s affidavit, draw/inspection sheet.
  • Guarantees: Personal, corporate, guarantor defenses.

Business Cash Flow Analysis Seminar - March 7, Middle Georgia State University, Macon
Join Peter Faser, a faculty member of the Georgia Banking School, for an introduction and practical approach to business cash flow analysis. This program is designed for small business lenders, commercial lenders, and credit analysts/underwriters. This seminar will assist those bankers who originate and underwrite small business and commercial loans by providing a framework of how to approach the technical and non-technical components to analysis, develop an understanding of what the key points of interest are relative to various requests, and ultimately determine a borrower's capacity to repay your loan. Through a combination of lecture and casework, participants will learn how to:
  • Identify positive and negative trends on the balance sheet
  • Determine if a potential borrower has sufficient capacity to repay your loan
  • Understand the cash flow and operating cycles of different businesses
  • Four-step process of how to approach your analysis
  • Identify what information is necessary to conduct sufficient analysis
